The Greek Island Μάκρη (Makri) Set for Auction at Apartment-Level Pricing

Μάκρη (Makri Island), located in the Εχινάδες (Echinades) archipelago in the Ιόνιο Πέλαγος (Ionian Sea), is preparing for auction at a starting price more reminiscent of a small apartment in Αθήνα (Athens) than a private island. Specifically, the starting bid is set at €247,000, representing a unique case in the domestic property market where, as noted in the Mapping of Real Estate Price Trends, prices generally trend upward.

A few years ago, the same island was marketed by luxury real estate firms as the "crown jewel" for international investors during a period of Investment 'Fever' for Luxury Real Estate, with its asking price reaching €8 million ($8.56 million). At that time, the island was promoted as an ideal location for the construction of a five-star luxury resort and private villas.

Strict Urban Planning and Environmental Restrictions

The rapid decline in the island's value is not due to a lack of interest, but rather the realities of Greek environmental legislation. While initial appraisals suggested Makri was suitable for tourism development, subsequent assessments revealed significant hurdles. The majority of the island has been designated as a "private forest" and falls under the protection of the Natura (the European Union's network of nature protection areas) 2000 network.

Due to this protected status, a virtual ban is imposed on large-scale construction, such as hotel units. Under current legislation, the land can primarily be used for mild agricultural purposes or basic recreational activities, precluding even the construction of a simple residence.

Sales History and Island Characteristics

Following several unsuccessful attempts to sell at higher valuations, including a failed auction at €1.5 million ($1.61 million), authorities have drastically reduced the base price, accounting for the current Stability in the Real Estate Auction Market. The next auction is scheduled for November 13, 2026.

Makri covers an area of less than one square kilometer, with its peak elevation at 126 meters. The island contains the ruins of three structures: a small chapel, a cistern, and a small residence.

The region holds significant historical and mythological weight. According to mythology, the Echinades were nymphs transformed into islands by a river god. The same cluster includes the island of Οξεία (Oxia), notable for its acquisition by the former Emir of Qatar. Additionally, the surrounding waters are recognized as the site of the historic Ναυμαχία της Ναυπάκτου (Battle of Lepanto), which took place in 1571.
