Greece's ENFIA property tax for 2026: the five instalments left, what a missed one costs, and how to pay from abroad
Greece's 2026 property tax is payable in up to 12 monthly instalments, and the last five fall due between 30 October 2026 and 26 February 2027. Paying early earns no discount; paying late adds interest from the next day.
21We read 21 sources, 20 in Greek, including the Government Gazette texts of law 5219/2025, the Property Tax Code, and of decision Α.1005/2026 on insured homes, so you can read this in 7 minutes. What we checked ↓
Does this affect you?
- Owners of Greek property who live in Greece
- No new rule applies: the ENFIA 2026 bill keeps running in monthly instalments until 26 February 2027, and the 50% and 100% low-income reductions apply only to Greek tax residents who meet the income and floor-area limits (and, for the 50% cut, a property-value limit).189
- Owners of Greek property who live abroad
- The same five instalment dates apply, and the bill can be paid from a foreign bank by SEPA euro transfer to the Bank of Greece with the 30-digit payment code; the low-income, small-settlement and small-island reliefs are reserved for Greek tax residents.89181234
- Owners who insure their home against earthquake, fire and flood
- The 2026 bill was cut by 20% for homes with a taxable value up to €500,000 and 10% above that, for owners who applied by 16 February 2026; under the law, a 2027 cut would depend on insurance held during 2026 for at least three months.15
What to do Pay the 8th ENFIA 2026 instalment by Friday 30 October 2026 and the rest by the last working day of each month until 26 February 2027; check the amount and the payment code on myAADE before paying.1289

- Owners abroad can pay by SEPA euro transfer to the Bank of Greece, quoting the 30-digit payment code on the bill; the low-income and small-settlement reliefs are for Greek tax residents only.[S18][S1][S2]
Owners of property in Greece are paying their 2026 ENFIA bill in monthly instalments, and five of them remain: 30 October, 30 November and 31 December 2026, then 29 January and 26 February 2027.89 ENFIA (ΕΝΦΙΑ: Ενιαίος Φόρος Ιδιοκτησίας Ακινήτων, Eniaios Foros Idioktisias Akiniton) is the Single Property Ownership Tax, Greece's annual tax on owning property.1 This guide sets out the dates, what a late payment costs, which reductions depend on being a Greek tax resident, and how to pay from a foreign bank.
What is ENFIA, and how is the 2026 bill paid?
ENFIA is now governed by law 5219/2025, the Property Tax Code (Κώδικας Φορολογίας Περιουσίας, Kodikas Forologias Periousias), published in the Government Gazette (ΦΕΚ, FEK) on 18 July 2025.1 The bill is issued by ΑΑΔΕ (Ανεξάρτητη Αρχή Δημοσίων Εσόδων, Anexartiti Archi Dimosion Esodon), the Independent Authority for Public Revenue, which is Greece's tax authority.1
ΑΑΔΕ posted the ENFIA 2026 assessments on myAADE, its online portal, on 15 March 2026.2 It issued 7,155,186 assessments, and tax is due from 6,171,359 taxpayers, €2,297,019,848.39 in total.2
Under article 15 of law 5219/2025, ENFIA is paid in up to 12 equal monthly instalments, none of them less than €10.1 The first instalment falls due on the last working day of the month in which the assessment is issued if it is issued by the 15th, and otherwise on the last working day of the following month; each later instalment falls on the last working day of each following month, and the last on the last working day of February of the next year.1 A tax of up to €1 is not payable.1
The 2026 bill can be paid in one go or in 12 monthly instalments, with the first due on 31 March 2026.2 Paying the 2026 bill in full brings no discount, according to CNN Greece, Newmoney and Ethnos.101211 ΑΑΔΕ's release on the 2026 assessments mentions no discount for paying in one go.2 An English-language guide dated 3 January 2026 still describes five instalments from August to December and a 2% discount for paying before 30 June; neither matches the 2026 bill.212101211
When are the remaining ENFIA 2026 instalments due?
The 12 ENFIA 2026 instalment dates below are listed by taxrevenue.gr, and Koutipandoras gives the same dates from the 6th instalment on; each matches the last-working-day rule in article 15, by our reading.891
| Instalment | Due date |
|---|---|
| 1st | Tuesday 31 March 2026 |
| 2nd | Thursday 30 April 2026 |
| 3rd | Friday 29 May 2026 |
| 4th | Tuesday 30 June 2026 |

| 10th | Thursday 31 December 2026 |
| 11th | Friday 29 January 2027 |
| 12th | Friday 26 February 2027 |
The 8th instalment of ENFIA 2026 is due on Friday 30 October 2026 because 31 October 2026 is a Saturday, by our calculation.89 The 11th and 12th instalments fall on Friday 29 January 2027 and Friday 26 February 2027 because both months end on a weekend, by our calculation.89
What happens if you miss an ENFIA instalment?
Under the Tax Procedure Code (Κώδικας Φορολογικής Διαδικασίας, Kodikas Forologikis Diadikasias), law 5104/2024, tax not paid by its legal deadline accrues interest on late payment (τόκοι εκπρόθεσμης καταβολής, tokoi ekprothesmis katavolis) from the day after the deadline.15 The financial news site enikonomia reports the rate as 0.73% for each month of delay; we have not found it in an official text.14 At that reported rate, late interest comes to 8.76% a year, or 73 cents a month on a €100 instalment, by our calculation.14
An ENFIA 2026 instalment paid late accrues interest from the day after its due date; the rate is reported at 0.73% a month.1514
A separate, optional standing payment plan (πάγια ρύθμιση, pagia rythmisi), a general scheme for paying tax debts in instalments, lets owners spread ENFIA over up to 24 instalments; Pliroforia reports it is available for bills above €390 at 5.84% a year.19 Under that plan, enikonomia and Pliroforia report, a late instalment adds a 15% surcharge and two unpaid instalments in a row cancel it.1419 Article 15 of law 5219/2025, which sets the ordinary 12 instalments, contains no clause that cancels them after a missed payment.1 We have not found a primary text saying what else, beyond interest, follows a missed ordinary instalment.
Who qualifies for a lower ENFIA bill?
Insured homes. ENFIA on an individual's home insured against earthquake, fire and flood with an insurer registered with the Bank of Greece (Τράπεζα της Ελλάδος, Trapeza tis Ellados) is cut by 20% if the home's taxable value is up to €500,000, and by 10% above that, provided the policy covers the property's full value.1 The law counts the rebuild value of the building, excluding the land, at no less than €1,000 per square metre, and requires the policy to cover the previous year for at least three months, with the cut reduced pro rata for less than a full year.1 The law allows a ministerial decision to adjust the €1,000 figure.1 Decision Α.1005/2026 of the Deputy Minister of National Economy and Finance, published in the Government Gazette on 14 January 2026, sets the rebuild value at €1,000 per square metre in general but at €900 "specifically for the years 2024 to 2026 inclusive", in our translation.20 ΑΑΔΕ's January 2026 announcement and two reports give the €900 figure for the 2026 cut.567
For the 2026 bill, applications on myAADE closed on 16 February 2026.56 The cut was given to 428,147 owners, worth €26,096,715.41 in total.2 The paragraph of the law on insured homes speaks of "homes of individuals" (in our translation) and sets no tax-residence condition, by our reading.1
Low income. Article 13 gives a 50% cut within income, floor-area and property-value limits, and a 100% cut, within income and floor-area limits, for families with three or more dependent children or a member with a disability of 80% or more.1 The property-value caps for the 50% cut are €85,000, €150,000 or €200,000, depending on family status; the 100% cut has no property-value cap.1 The income ceilings start at €9,000 for the 50% cut and €12,000 for the 100% cut, and both require the owner and family to be Greek tax residents.1
Small settlements and small islands. The 50% cut for 2026 on main homes in settlements of up to 1,500 inhabitants applies to Greek tax residents, and so does the exemption for main homes on small border islands of under 1,200 inhabitants.243 Our explainer on ENFIA and rent changes for 2027 covers these reliefs in detail. For the planned change to how ENFIA is calculated from 2027, see our earlier explainer.
How do you correct an ENFIA 2026 bill?
ENFIA is calculated from the Ε9, the return in which owners declare their property details (δήλωση στοιχείων ακινήτων, dilosi stoicheion akiniton).1 On 23 March 2026, ΑΑΔΕ opened the Ε9 application for amending returns (τροποποιητικές δηλώσεις Ε9, tropopoiitikes diloseis E9) that change the ENFIA 2026 bill.16 According to Athens Voice, an amended return did not change the first instalment, due on 31 March 2026, and the later instalments are recalculated once ΑΑΔΕ issues a corrected assessment.17
How do you pay ENFIA from abroad?
Inside Greece, the bill can be paid through myAADE or the myAADEapp, by IRIS or card, or by web banking with the bill's payment code, the Ταυτότητα Οφειλής (Taftotita Ofeilis, literally "debt ID").21113 From a bank abroad, taxrevenue.gr says the tax can be paid by SEPA credit transfer in euro to the Bank of Greece (BIC BNGRGRAA), with the 30-digit payment code typed without spaces in the remittance-information field («Πληροφορίες Εμβάσματος», Plirofories Emvasmatos), not as a comment.18 We do not print an account number here: use ΑΑΔΕ's own SEPA guide or, for banks outside SEPA, its SWIFT guide.
What to do now
- Check the bill: log in to myAADE and note the amount of each remaining instalment and its payment code.2
- Pay the 8th instalment by Friday 30 October 2026, then by 30 November and 31 December 2026, 29 January and 26 February 2027.89
- Paying from abroad: allow time for a SEPA transfer to reach the Bank of Greece, and quote the 30-digit code exactly in the remittance-information field.18
- If a payment slipped: pay as soon as you can, since interest runs from the day after the due date.15
- Insured your home in 2026? Keep the policy documents: under the law, a 2027 cut depends on cover during 2026 of at least three months.1
- Spotted an error? File an amending Ε9 return on myAADE.16

What we checked
Highlights from our fact-check against the original Greek documents. Every claim in the article went through the same check.
- Got it wrong
Ethnos reported the total ENFIA 2026 tax as €2,297,848.39.11
ΑΑΔΕ's release gives €2,297,019,848.39, owed by 6,171,359 taxpayers: about €2.3 billion, not €2.3 million.2
- Got it wrong
An English-language guide dated 3 January 2026 says ENFIA is paid in five instalments, due on the last working day of each month from August to December.21
The law allows up to 12 monthly instalments, the last due on the last working day of February of the next year; for 2026 the first was due on 31 March 2026.12
- Got it wrong
The same guide says a single payment before 30 June qualifies for a 2% early-payment discount.21
ΑΑΔΕ's release on the 2026 bills mentions no discount, and CNN Greece, Newmoney and Ethnos report that paying in full brings none.2101211
- Confirmed
ΑΑΔΕ said the rebuild value for the 2026 insured-home cut is €900 per square metre, although law 5219/2025 sets a minimum of €1,000.51
The law lets a ministerial decision adjust the €1,000, and decision Α.1005/2026 sets €900 for 2024 to 2026 only, with €1,000 otherwise.20
- Confirmed
ΑΑΔΕ reported that 428,147 owners received the insured-home cut on their 2026 bills, worth €26,096,715.41 in total.2
The 20% and 10% cuts and their €500,000 threshold match article 10 §5 of law 5219/2025, which sets no tax-residence condition for this cut.1
What we don't know yet
- Whether a missed ordinary ENFIA instalment has any consequence beyond late interest, such as the whole balance falling due or an effect on the tax-clearance certificate (φορολογική ενημερότητα, forologiki enimerotita). We found nothing on this in a primary text.
- The official late-payment interest rate in a primary text: 0.73% a month (8.76% a year, by our calculation) is reported by one outlet (enikonomia), not read by us in a decision.
- Whether the €1,000 per square metre rebuild value in decision Α.1005/2026 will apply to the 2027 insured-home cut, or a new decision will set another figure.
- Whether owners who are not Greek tax residents qualify for the insured-home cut. The law sets no residency condition in that paragraph, but ΑΑΔΕ has not said so in a text we could read.
- When applications for the 2027 insured-home cut open, and their deadline. In 2026 the window ran from 14 January to 16 February.
- When the 2027 ENFIA assessments will be posted.
- The exact bank details ΑΑΔΕ gives for SEPA and SWIFT payments, as its own guides were blocked to us.

For the purposes of the first sentence, the value of the property is the rebuild value of the building or buildings, excluding the value of the plot, which may not be less than one thousand (1,000) euros per square metre. If the insurance lasted less than one (1) year, the tax reduction is adjusted proportionally. A decision of the Minister of National Economy and Finance, on the proposal of the Governor of ΑΑΔΕ, sets the cost of the property's rebuild value, may adjust the amount in the second sentence [the €1,000 minimum], and may regulate any other detail needed to apply this paragraph. For the purposes of this decision, the rebuild value of the home is set at one thousand (1,000) euros per square metre. Specifically for the years 2024 to 2026 inclusive, the rebuild value of the home is set at nine hundred (900) euros per square metre. (in our translation)
