## Has the 31 December 2026 deadline been extended?

No extension has been granted, as far as we could find on 10 October 2026.[S1] Zois Stavropoulos, vice-president of the Athens Bar Association (Δικηγορικός Σύλλογος Αθηνών, Dikigorikos Syllogos Athinon, ΔΣΑ), has publicised a request for more time for 31 areas whose first registrations were entered up to 31 December 2018 and whose deadline ends on 31 December 2026, according to the local news site Argolikes Eidiseis.[S1][S11] The request asks for those areas to get the same treatment as older survey areas, where the deadline now ends one year after a nationwide completion act by the Cadastre's board.[S1]

We found no law, ministerial decision, Government Gazette entry or Cadastre announcement that changes the deadline for these areas.[S1] Until one is published, owners in these 31 areas should treat 31 December 2026 as the deadline.

## How is the deadline set?

The law calls a wrong entry an inaccurate first registration (ανακριβής πρώτη εγγραφή, the law's term).[S2][S10] Article 6 §2(a) of law 2664/1998, the Cadastre law, says the court action against such an entry must be brought within a strict (preclusive) deadline that ends on 31 December of the year in which eight years are completed from the start of the period.[S2] The period starts when the Cadastre board's decision under article 1 §3 is published in the Government Gazette (Εφημερίδα της Κυβερνήσεως, ΦΕΚ), which marks the start of the Cadastre in that area (article 6 §2(c)).[S2] lex.gr gives a worked example: an office that opened on 30 January 2020 has a deadline of 31 December 2028.[S7]

Across Greece, lex.gr's spreadsheet covers 4,084 former municipalities and communities.[S8] It puts the end of the correction period in 2026 for 31 areas, in 2027 for 27, in 2029 for 137, in 2030 for 6, in 2031 for 23, in 2032 for 905, in 2033 for 1,374 and in 2034 for 1,181, and ties another 400 to the Cadastre's nationwide-completion act.[S8] By our calculation, 3,460 areas, or about 85% of the list, have deadlines in 2032–2034.[S8]

## What about older survey areas?

Law 5160/2024, article 36 (ΦΕΚ Α' 195/27.11.2024), replaced a 30 November 2024 deadline for some older survey areas.[S4][S5][S6] For them, the deadline now ends one year after the Cadastre's board publishes an act certifying that the Cadastre has replaced the old registration and mortgage system across the country.[S4][S5][S6] It covers areas declared under survey before law 3481/2006 whose deadline had not expired by 30 November 2018, and areas whose first registrations were entered from 1 January 2013 to a cut-off at the end of 2016 or 2017 (reports differ).[S4][S5][S6]

The same law reopened corrections for plots marked "unknown owner" (αγνώστου ιδιοκτήτη) in areas whose deadline had already expired by 30 November 2018, for the same one-year window, provided no later entries had been recorded on the property sheet.[S4][S5] lex.gr's spreadsheet ties 400 areas to this nationwide-completion act.[S8]

lex.gr wrote on 7 October 2026 that the completion act had not been issued and was not expected soon.[S7] On that basis it reckons the deadline for the older surveys moves to 31 December 2027 at the earliest.[S7] That is the site's own estimate, not an official date.

## What happens after the deadline?

> First registrations whose accuracy was not challenged before the courts within the deadline become final and create an irrebuttable presumption in favour of those shown in them as the right-holders (article 7 §1, in our translation).[S3]

That is article 7 §1 of law 2664/1998.[S3] An irrebuttable presumption is a presumption that no evidence can overturn.[S3] Article 7 §2 adds that, from then on, the content of the first registrations cannot be changed in any way.[S3] In plain terms, evidence that the registration is wrong no longer changes it. The true owner keeps only a personal claim against the person wrongly registered, for the return of what that person gained.[S3]

## How do you correct a wrong first registration?

**Through the courts.** Anyone with a legal interest can bring an action before the competent court of first instance (Πρωτοδικείο, Protodikeio), asking for recognition of the right infringed by the inaccurate entry and for the first registration to be corrected, in whole or in part.[S2] Before the case is heard, the claimant must invite all the defendants, except those whose address is unknown, to a mandatory initial mediation session (υποχρεωτική αρχική συνεδρία διαμεσολάβησης) with a cadastral mediator; otherwise the case cannot be heard.[S2][S10]

**Without a court, in one kind of case.** If the registered right had already been transferred, altered, encumbered or cancelled by a deed, court decision or similar act recorded in the old mortgage registry (υποθηκοφυλακείο, ypothikofylakeio) before the first registration, the out-of-court (εξωδικαστική) correction applies: it does not need an irrevocable court decision (one that can no longer be appealed) (article 6 §4).[S2][S9] The act is carried over to the Cadastre on application.[S2][S9] Since 11 June 2024 the application can be filed online, under Cadastre board decision 288/6/06-06-2024 (ΦΕΚ Β' 3271/10-06-2024).[S9] Lawyers, notaries, bailiffs and any individual or legal entity with a legal interest can file it.[S9]

**"Unknown owner" plots.** Insider.gr says a plot registered to an unknown owner may in some cases be corrected through the "manifest error" (πρόδηλο σφάλμα) procedure, without going to court.[S13] The law firm Iter Legis describes a court route instead: an application to the local single-member court of first instance.[S15]

Do not confuse any of this with the earlier stage, when draft maps are posted so that owners can file correction requests (αιτήσεις διόρθωσης); this posting is called ανάρτηση (anartisi).[S14] That stage has its own deadlines: in Heraklion, Chania, Lesvos and Limnos, for example, they ran until 3 August 2026.[S14]

## How do you check what is registered in your name?

The online service «Το Κτηματολόγιό μου» (My Cadastre), also listed as «Πρόσβαση στα κτηματολογικά στοιχεία των ακινήτων μου», shows the properties registered in your name.[S12][S13] You log in with TAXISnet codes, the credentials for Greece's online tax services.[S12][S13] For each property it shows the ΚΑΕΚ (the national cadastral code number), its location on the map and the type of right registered.[S12][S13] The Cadastre's digital map (Ψηφιακός Χάρτης του Κτηματολογίου) can also be searched by address, area, coordinates or ΚΑΕΚ.[S13]

If a property you own is missing, is registered to someone else, or shows the wrong right, the correction deadline for your area is the date that matters.[S2][S3]

## What if you live abroad or inherited the property?

The current text of article 6 §2 of law 2664/1998 that we read sets no separate, longer deadline for owners who live abroad.[S2] Any person with a legal interest can bring the court action.[S2] Lawyers and notaries, as well as owners themselves, can file the online application under article 6 §4.[S9]

In our view, owners abroad, and heirs who have not yet sorted out an inheritance, should ask a lawyer in Greece to check their properties well before their area's deadline. Disputes over boundaries or areas may also need an engineer.

The Cadastre's own website blocked our requests, so we have not seen an official per-area list of deadlines; the table above is lex.gr's. We found no figures for what the online application, a court action or mediation cost. These open points are listed under "What we don't know yet".
